7 Trending Features That EVERY Homebuyer Wants Right Now

As you're scanning real estate listings in your search for buying a new home, there's likely a list of features you have in mind that can make (or break) a property's appeal. While these elements may vary based on different households' needs, experts are seeing several notable trends emerge as the must-haves that are likeliest to get prospective buyers to put in an offer. Amid so much volatility in the market (see: impending tariffs and rising interest rates), real estate agents say these are sure bets in terms of resale value.

Right now is prime home-buying time, according to Northwestern Mutual, since most houses are listed in May through September—so the bidding competition for desirable elements can be fierce. We chatted with industry experts to get the scoop on the trending features that homebuyers are looking for and prioritizing.

 
Eco-Conscious Materials

With every devastating natural disaster brought on by climate change comes renewed urgency for more eco-conscious homes.

"Homebuyers want to know about energy-efficient appliances, solar panels, and sustainable building materials. These are not just bonuses; they're often the draw," says Jonathan Ayala, real estate agent and founder of New Jersey–based Hudson Condos. "Buyers are more educated and proactive when it comes to minimizing their environmental footprint, and homes that reflect those values have high appeal."

 
Smart Technology

While smart-home features may have seemed like a gimmick a few years ago, properties that are fully integrated with the latest tech are becoming much more appealing to prospective buyers—if only to make the burdens of modern life a little bit easier.

"Fancy gizmos no longer appeal to everyone, and buyers now desire solutions that are in-built, secure, and above all, easy to use," Ayala explains. "Think smart thermostats, lighting, and home security systems that improve comfort and convenience without becoming burdensome to the end user."

 
High-End Tile

This one may not seem as obvious as some of the other trends on our list, but hear us out: Tile—real tile, as opposed to peel-and-stick—makes for a much more luxurious space.

"As inventory increases, buyers are touring more homes before they decide which one to purchase, and the quality of the finishes is becoming a larger part of their decision-making," says Craig Smith, real estate agent at Accord, New York–based firm Upstate Curious. "Buyers want something different, and high-end tile is an easy way to scratch that itch. Even if the space is small, like a backsplash or only the primary bathroom, a handmade, perfectly imperfect tile elevates the space—and makes that home feel special."

 
Multipurpose Rooms

Back in the day, we'd call this the "spare room," but today, it's the multipurpose room. It's a single room that, as its name implies, can serve multiple functions. If a home is lacking in square footage, a multipurpose room is one way to get more bang for your buck.

"One of the dominant trends in home-buying today is a growing preference for flexible, multipurpose spaces. As remote and hybrid work continue to be common, buyers are looking for homes that can easily toggle between different needs, with an emphasis on space that is both private and shared," says Ayala. "Rooms that serve as home offices, workout rooms, and creative studios are increasingly coming into high demand."

Note that these rooms don't necessarily need to be gigantic, just versatile. "It's not just a question of square footage anymore—of course, you want to add a few extra square feet if you can help it. But more importantly, how do those square feet flex to your lifestyle?" Ayala adds.

 
Basements

Basements may not be the most glamorous home features, but most homeowners want to have one. They offer a generous amount of storage space that can also be converted into a tricked-out lounge area.

"Buyers have been obsessed with the quality and usability of basements," says Smith. "A finished basement can add living space and value to a home, and most of the time, they are not included in the square footage of the home. Buyers are thinking creatively about how this space could be used for a recreation space, movie theater, a place for the kids to hang out, and some go so far as to build studios, home gyms, or a swanky laundry room."

 
Saunas

While saunas are usually not make-or-break home features, they can be an enticing draw to prospective homebuyers. After all, who wouldn't want to enjoy a spa-like retreat from the convenience of home?

"Saunas are all the rage!" says Smith. "While it's easy to put a barrel sauna on most properties, new constructions are working them into their designs from the start."

As much as we love a white-painted house with plenty of charm to boot, homebuyers are paying extra attention to homes boasting a little more color. "The black house trend kind of had a moment, but from what I can tell, people tried it and are done with it now," says Self. "What's trending now is the idea of the outside trying to match the inside, where color is coming back. They're definitely softer and gentler than black, but not so neutral."
