When it comes to resale value, the design of the kitchen is usually the main focus. “Buyers want a showpiece, think top-of-the-line appliances (Sub-Zero, Wolf, Miele), quartz or marble countertops, and custom cabinetry with soft-close features,” says Bianca D’Alessio, broker and founder of The Masters Division at Nest Seekers International. “An open-concept layout is key. A well-designed, high-end kitchen can return 70-80 percent of your investment when it’s time to sell because it’s one of the most scrutinized spaces in a home.”
If your home isn’t selling and you have the funds to update appliances, add fresh countertops, and are thoughtful about concealed storage, you may see more interest from potential buyers.
“When purchasing a new home, a lot of buyers want something that’s turnkey, so if the previous owner already went through the difficult and costly process of updating the home, it will be more desirable to a potential buyer,” interior designer Hannah Klingenstein says.

D’Alessio says some design elements to consider throughout your home are wainscoting, coffered ceilings, and a designer chandelier such as Murano glass and oversized contemporary pendants. These can “instantly make the space feel upscale and more put-together,” she says.
In rooms where you may gather and entertain frequently, like the living or family room, it’s all about the “wow” factor and functionality. “Floor-to-ceiling windows flood the space with natural light, a statement fireplace adds a focal point, and integrated smart home features elevate the experience,” D’Alessio says. “Open layouts with defined zones give buyers that airy, modern feel while still feeling cozy and intentional.”

Lighting can make or break a home. “Investing in high-quality lighting fixtures can transform a simple room into a curated and thoughtful space,” Klingenstein says. “I always look at lighting as jewelry in a home, so carving out opportunities to install a beautiful pair of vintage scones, or a jaw-dropping chandelier over your dining table will ‘dress up’ your home and allow it to stand out on the market.”
While a home with lots of natural light will always look incredibly attractive to a prospective buyer, layered lighting (ambient, task, and accent), can completely transform a space. “Smart lighting adds a level of convenience and energy efficiency that today’s buyers love,” D’Alessio says. “The right lighting can make a space feel warm, inviting, and undeniably upscale, which translates to a higher perceived value and a faster sale.”
Electrification

When it comes to home design, Tyler says he’s seeing a huge shift in focus toward electrification in high-end residences, generally related to environmental sustainability and long-term energy efficiency.
“For example, owners are interested in induction cooktops versus a more traditional gas range, or a heat pump HVAC system compared to a traditional gas-fired furnace and separate air conditioner condenser,” he says. “Many potential buyers are also looking for electric vehicle charging stations in garages. These changes reduce overall costs of ownership and are oftentimes paired with photovoltaic solar arrays to further benefit the homeowner.”
Spa-Like Bathrooms

When you have a spa-like bathroom at home, you never need to book another pricey treatment again—meaning, this can be a very attractive feature for potential home buyers.
“Heated floors, a rainfall shower, a deep soaking tub, these aren’t just upgrades, they’re expectations in high-end markets,” D’Alessio says. “Finishes matter: Think marble, brass fixtures, and custom vanities. Even smaller updates, like upgrading lighting and swapping out an outdated mirror for a smart mirror, can deliver 60-70 percent return on investment.”
A Fresh Coat of Paint

While there are a handful of design decisions you could make to not only improve the appearance of your house but increase its value, a fresh coat of paint is something you don’t want to overlook. Paired with refinishing the floors in the main living areas for an overall refresh, this simple step can “make your home more attractive,” Klingenstein says.
