There are all types of buyers interested in real estate here in wine country. Many growing families, retirees and folks of all ages come here looking to make a change from city life to the tranquil rural lifestyle you can find here.
One trend that started in 2020, when the pandemic had us all “stuck” at home, is still going strong today: a significant increase in interest in wine country real estate. The rise of work-from-home opportunities has prompted many families to seek more space and larger properties, offering both room to grow and a peaceful retreat from city life.
Wine country is undeniably beautiful, which is one of the reasons people are so drawn to it. However, the biggest misconception about purchasing property in wine country is that all there is to do is drink wine. There’s so much more to enjoy in this region of the world!
Of course, the area has a magical, romantic Tuscan feel. And some buyers want a laid-back lifestyle that consists of sipping wine by a pool and snacking on cheese all day. For others, this is simply a beautiful, safe, convenient place to live—and it is known to be ideal for raising a family. I have lived and worked in St. Helena for the past 22 years, and I always tell buyers how wonderful the community is. I am so grateful to be raising my 16-year-old son here. We are surrounded by family, great friends and I can not imagine a better place to be.
From hiking in the hills and biking through charming towns to exploring lakes and creeks, wine country offers endless outdoor activities. Add in rich agricultural history, excellent schools, fine dining, and unique boutique shopping, and it’s clear why this region is so desirable. I often tell my clients that buying property here and making it their home will likely be one of the best decisions they’ll ever make.
There are constantly new developments and projects popping up in wine country. In just the last five years The Four Seasons and The Auberge Resorts Collection have built luxury resorts with residences. There have also been smaller, more boutique developments and vacation properties that offer shared ownership and often amenities.
There has been a huge shift towards eco-friendly homes and sustainable features. One of the major features of course has been solar panels. Here in wine country, the main amenity preferences are water-saving features, native landscaping and rainwater harvesting.
I feel St.Helena, Rutherford, and Healdsburg are the most desirable locations for buyers. These areas offer warm climates, which appeal to winemakers aiming to make the most opulent vintages. For home buyers, these same regions offer home buyers a beautiful environment, privacy and all the amenities a city may offer, yet with the convenience and the strong community of a small town.
Today, most buyers looking for property in Northern California wine country are seeking a more relaxed, fulfilling lifestyle. Beyond the stunning natural beauty, many are drawn to the variety of experiences the area offers. Whether it’s dining at a Michelin-star restaurant or preparing a meal with fresh produce from your own garden, there’s always something new to enjoy. For city dwellers, moving here often provides a refreshing change of pace. I have seen firsthand how this trend has grown over the years and I feel it will continue for decades to come.
